Role Overview:
- Reporting to the Director of the PRS Portfolio, this role is responsible for leading and delivering the strategic performance of the Build to Rent (BTR) South portfolio, including both stabilised and pipeline assets, to achieve the wider Group’s objectives.
Responsibilities include:
Strategic Performance
- Prepare and deliver an annual Asset Strategy Plan for each building
- Prepare and deliver the wider annual BTR South portfolio business plan, including the asset hierarchy and TPR for approval by the Director of PRS Portfolio
- Implement the asset strategy and wider business plan to optimise asset investment performance, regularly assessing if the portfolio is achieving the pre-agreed KPI’s and targets
- Assist with the twice annual valuation of the portfolio, liaising with the external valuers and auditors, in line with Group requirements
- Set, own and achieve the BTR South portfolio expenditure budgets (Revenue and Capital)
- Work with the wider team (On-site teams, Facilities and Block Management, Lettings etc) to prioritise activities, ensuring that agreed objectives are communicated and delivered
- Hold regular portfolio meetings to ensure collaborative working, ensuring the portfolio performance is constantly analysed and strategy adapted to maximise the position
- Maximise opportunities to increase net rental income and market value
- Ensure full portfolio is compliant in terms of health and safety, legislation and all other regulations
- Work closely with the operational teams to ensure exceptional customer service is delivered consistently, ensuring full visibility of any complaints and implementing any remedial actions with the wider teams
- Consider the BTR South Portfolio within the wider PRS portfolio context, ensuring a consistent and joined up approach
Delivery: Execution, Management and Oversight
- Ensure Group budget is defined and adhered to (set up costs, gross to net and GPLC cashflow)
- Support the Acquisitions and Development teams in the appraisal of new schemes particularly around the building’s assumptions of rents, gross to net and set up costs
- Conduct regular site visits to ensure familiarity with portfolio
- Lead from an asset management perspective the necessary decisions required at key site visits, budget discussions, pipeline delivery, progress meetings, specification review, variation meetings and GPLC cash flow accuracy
- Ensure stage gate approval is adhered to
- Ensure the smooth stabilisation of each asset into the portfolio, working closely with the Lettings and On-Boarding teams to develop the desired proposition and lease up strategy
- Work closely with the Head of Marketing to ensure each scheme is promoted as desired
- Attend Investment Committee meetings where necessary to deliver progress updates or discuss specific projects
- Produce the stabilised asset plan for each building and incorporate it into the wider BTR South portfolio business plan once on-boarded
- Provide support at investor days
- Establish necessary reporting to ensure full scheme visibility
- Liaise with senior management and the wider asset management teams to develop improvements through lessons learnt
Reporting
- Prepare, deliver and present quarterly reports to the Director of PRS Portfolio and Executives
- Present monthly performance updates to the Director of PRS Portfolio on key metrics including performance vs budget, management information, KPI actual vs budget, TPR review, health and safety compliance, sustainability and complaints
- Work closely with Finance and other teams to continuously improve the asset management reporting requirements
Minimum requirements:
- A minimum of 5 years’ experience in residential asset management
- Educated to Degree level (property related)
- RICS qualified or working towards qualification preferred
- PRS / Build to Rent experience preferred
- Ability to work independently and be self-motivated
- Good level of Microsoft packages including: Excel, Word & Outlook is essential
- Articulate and commercially aware
- Excellent communications skills both written and verbal, at all levels including external third parties
- Strong stakeholder partnership and relationship management skills
- A strong team player who is self-motivated, uses own initiative and works well under pressure
- Excellent organisational and time management skills
- Strong numeracy, analytical and report writing skills
