Purpose

As the Sales Manager, qualified candidates will be responsible for selling property and creating a strong sales pipeline. Apart from working with estate agents and using a mix of negotiation, marketing and sales skills, the job requires finding new clients and convincing them that the agency is the right one to handle their sale.

The role will lead the Property Sales Team to ensure the delivery of a first-class customer service by motivating Negotiators and Agents; Growing company revenue by achieving individual and team targets. Motivate agents to close sales; develop effective training programmes that teach agents how to acquire customers, negotiate deals, secure financing and complete paperwork for the sale. Set weekly, monthly and yearly monetary goals for the agents. Track goals through sales meetings and offer advice. Occasionally, attend association meetings to receive the latest information on housing regulations and legislation that affects the industry.

Education & Experience

  • Relevant educational qualifications with exposure to real estate; GCSEs/S grades (A-C/1-3), or higher-level qualifications, can be an advantage
  • Proven track record of experience in similar roles
  • Experience in selling property in London or an alternative location
  • Leading the Property Sales Team to ensure an exemplary customer experience and the growth of company revenue through maximising listings
  • Outstanding communications skills, both verbal and written; as the candidate will   be the face of the company for customers; ability to quickly build good relationship
  • Consistent sales record demonstrating capability of building and sustaining sales pipelines over time
  • A shared focus on delivering a high-quality customer service-oriented deals with an ethical approach to business
  • Well networked with National Association of Estate Agents' (NAEA)
  • Tactfully deal with customer complaints, ensuring the best outcome for the client and the business
  • Ensuring the administration of Anti-Money Laundering checks is completed in a timely manner

Duties & Responsibilities

  • Targeted sales of current listed properties, being part of the Group’s new development sales
  • Responsible to maintain the secondary market listings by continuous market appraisals, valuations and successful securing of instructions
  • Organise and attend valuations for market appraisals and provide insight and expert advice
  • Establish, manage and maintain professional working relationship with stakeholders in the secondary market
  • Planning, budgeting and coordinating open houses or other innovative initiatives to develop new leads and increase sales
  • Taking responsibility of the branch sales revenue targets
  • Conducting daily morning meetings, make sure every lead is attended to, uploaded to Reapit and try and maximise conversion rate from leads to transactions
  • Convincing prospective clients that the agency is the right one to handle their sale and agree the terms
  • Ability to communicate effectively and match expectation of both vendor and purchaser to close on deals
  • Draw up and implement innovative strategies and ideas along with marketing team to maximise leads
  • Overall accountability for maximising property sales and growth of company revenue, ensuring target achievement
  • Sending out details of new properties on the market to people on company database
  • Finding buyers able to proceed with purchase and willing to pay an acceptable price
  • Referring buyers to mortgage arrangers for quotations and advice
  • Exemplary personal presentation
